Is Renter's Insurance required for all residents?
No, Renter's Insurance is currently NOT required from our residents. However, it is HIGHLY encouraged. Damage caused by a resident is usually the financial responsibility of that resident, not the property owner. To fulfill lease obligations and to protect liability risks, residents are required to provide evidence of liability or property damage insurance at a minimum limit of $100,000. Residents may choose the insurance company and policy limits that are most appropriate for each situation, providing the minimum limit is satisfied. Please inform the insurance provider to have Midtown Crossing Apartments DST listed on the policy as an "additional insured" or "interested party".

For the convenience of residents that do not have a specific insurance agent identified, we have arranged for a convenient, affordable property damage liability protection option for this community. Cottonwood Capital is a plan administrator of the Renter's Legal Liability (RLL) program. Participation in the RLL program is simple and easy. Residents pay a small monthly fee of $9.95 with their rent payment. RLL is soley a property damage liability program designed to meet the resident's contractual obligation under the lease agreement.

To learn more about this coverage, please visit http://www.rppinsure.com. For additional questions please call the customer service team toll-free at 800-860-9699. This policy does not provide coverage for personal property damageby natural causes including hurricanes, earthquakes, wind; or by mechanical failure including hot water heater bursts, plumbing line leaks or back ups; theft, and so on.
